Application & Lease Process
The application fee is $150 per person with a one-time $350 admin fee.
Leases range from 7 to 15 months, with 13-month terms being the most common.
A refundable security deposit of $300 is required. Please contact the leasing office for details on application or administrative fees.
Applicants need a combined household income of at least 2.5 times the monthly rent.
Rent & Payments
The smart bundle is a total of $125 including an $80 Internet fee, $25 valet trash fee, $15 amenity fee, and $5 pest control fee.
Rent can be paid securely through our online resident portal using debit, credit, or ACH bank transfer.
Utilities are billed separately. Please contact the leasing office for a breakdown of what’s included.
There is a late rent fee of $200. A $75 NSF Fee. An $8.95 to enroll in rent reporting.
It is 2x the base rent.
Pet Policy
Yes! We welcome up to two pets per apartment—cats or dogs.
There is a one-time $500 pet fee per pet and a monthly pet rent of $30.
Yes. Exotic pets such as reptiles, rabbits, and pot-bellied pigs are not permitted.
Maintenance & Amenities
Each apartment includes air conditioning, ceiling fans, stainless-steel energy-efficient appliances, a chef-style kitchen, in-unit microwave and refrigerator, and walk-in closets.
Yes, professional maintenance services are available. Please contact the office or submit a request through the resident portal.
Enjoy access to a resort courtyard with lap-style pool, cabanas, fire pit, paw spa, social lawns, summer kitchen, grills, walking trails, sports lounge, cyber cafe, conference rooms, party room, coffee and tea bar, EV charging stations, and complimentary Wi-Fi in shared areas.
Rentable Items
Reserved parking for $125 a month. Storage units ranging from $50-$175 a month. Bike storage for $10 a month. Event space $100 per hour. Guest suite pricing can be contacted through leasing office.
